Is anyone else feeling a little overwhelmed by the data coming out this week? I just saw the reports about the $45 billion international buyer wave hitting Florida, and it’s honestly wild. As someone who lives and breathes the Miami market, I’m used to the Latin American influence, but the scale of these all-cash deals from Colombia and Argentina right now is next level.

Here’s what I’m stuck on: with over half of these international buyers paying cash, interest rates aren't slowing them down at all. It’s making it nearly impossible for my local, hardworking families to compete. My marketing brain tells me to lean into the 'safe harbor' branding for global capital, but my gut says the commercial rent pressure following this luxury residential boom is going to squeeze our local small businesses out of Brickell and the Grove.

How are you guys handling the ethics of this? Should we be prioritizing these 'globally mobile' cash buyers because they drive the economy, or is there a way to protect the local market without sounding like we're anti-growth? I genuinely don't know where the ceiling is anymore.
